Fourth Step: Bathroom Remodeling
"Fourth Step: Bathroom Remodeling" is the fourth of a series of articles to help home owners know more about the process of remodeling a bathroom.
Once the work explained in "Third Step: Bathroom Remodeling" has been completed, you can move on to the next or Fourth step of the process, "Fourth Step: Bathroom Remodeling". Now, that you have two or three bids in your hand from the two or three General contractors you have qualified for the job, start looking at the bids and compare them. The important things to look at following the price and the scope of work details are the start and end date each contractor has assigned to your project. Some contractors can do the work faster than others but an average time for a full bathroom remodel is around six weeks. This time is not just for the work but it also allows time for the city and county inspections, which need to be scheduled by the General contractor many times depending on the scope of the work. The city inspection times vary from city to city and sometimes the general contractor has to wait longer to be scheduled for an inspection by the city or county inspectors.
Once, you agree to the start and end dates and the estimate of one of the general contractors and have verified his/her insurances and references, you can sign the contract and proceed to the next step. The next step is to order all your finishing material such as tiles, tubs, showers, toilets, vanities, lighting and faucets, Bathroom Fans, etc.. It is always advisable to have all these items delivered to the project site before any work starts to make sure the contractors work is not stopped because you are waiting for an item to be delivered. Good and experienced contractor will actually let you know this important fact and will only schedule your work once all your purchased items are delivered.
When purchasing the finishing items it is always better to purchase them locally. At times internet prices might be very attractive for some items and the homeowner can save a lot of money buying the needed items online. If this is the case then make sure your online supplier delivers fast and also that an item that is purchased by them that might be defective can be replaced urgently (Within a day or Two). I have seen cases where the homeowner had to wait weeks before getting a defective item replaced and that caused the home owner and the general contractor to lose lots of lost time and money.
Let the contractor know about the finishing items you are going to purchase before hand to make sure all sizes will fit. Also, inform the general contractor when you will receive the purchased items so that he/she can inspect them before any work begins. You will be surprised at how many times wrong items are delivered and/or how many of them are defective. Such issues if any should be taken care of before the start of any construction work.
